When listing properties, my strategy is to go farther than just performing an MLS search for comparable properties. I actually visit Stonebridge properties  to ensure I am very familiar with listings in the neighbourhood. That enables us to price your property with confidence and show buyers the unique value in your home.

TOWNHOMES

Selling your Townhome is all about differentiation. There is 'New Construction' on the west side and the buyer wants to know with confidence that they are getting value when comparing other properties.

The townhome Sells on location, floor plan, upgrades and affordability, as well as being a sound investment. Determining price is an exercise requiring research and on-site comparisons. We need to be very clear on what value we are offering the Buyer when we price your home.


SINGLE FAMILY HOMES

The home buyer is going to see a selection of four home builders with an endless list of floor plans and site elevations. A property could be located either on the east/west side of Stonebridge, backing onto the golf course, woodland or a park. The upgrades could include landscaping, finished basements, outdoor pools and interior upgrades.

Using the 4 bedroom & 3 bathroom profile; homes sold for up to a $230,000 difference in the first nine months of 2011. Homes were on the market for as long as 4 months with sale price $79,000 less than original list price. The value of each home must be clearly shown to the Buyer when listing your home.

ADULT LIFESTYLE HOMES

The seller needs to be certain that their property has the value that will support the list price. A Buyer needs to understand that they cannot build a New Adult Lifestyle home in Stonebridge in 2011 (no plans for future construction - Monarch Homes).

Someone who is interested in a bungalow can save as much as $200,000 compared to the price of a single family bungalow. That makes your property very attractive.
